Meet with your Realtor:   Discuss the type of home you are looking for, including style, price, and location.

 

The Buyer’s Advantage:  As the home buyer, you will not pay any commissions.  This means this representation will cost you nothing.

 

Get Pre-Approval letter:  Have ready to accompany any offer you wish to make on a property, if a Lender will be used.

 

Search for homes:  Funnel Process: selection, tour properties, narrow down options.   MLS, online searching, and auto email notifications.

 

Making an Offer: I will prepare a Comparative Market Analysis on the property and create the offer based on the price and terms instructed by you.

 

Negotiation and Contract:  We will discuss your motivation, terms, price, and motivation. Review all items in the contract.

 

Under Contact:  You and the Seller have agreed to the price and terms.  The home is effectively held for you until closing.

 

Fine details:  Due Diligence by Seller, Inspection, Survey, and Appraisal

 

Preparing for Closing:  Loan finalization, General Warranty Deed, Funding

 

Closing:  This the transfer of funds and ownership.  A Closer for the Title Company (or attorney) will typically facilitate the transaction at the Title Company location.
